Definitions:
Home Claims: A small claim usually consisting of a single room or single house and surrounding secondary buildings like the garage, shed, etc, belonging primarily to a single character.
Community: A claim that has a leadership that runs the area. Generally consists of a walled off area with multiple buildings inside to allow for home claims.

A character may only have a single home claim
If a door says locked then it is locked, even if mechanically it is not
Any claims MAY be voided by an admin if no members are online for a 7 day period
NO sheet rope walls or doors to block zombies

Destruction of Community or Home Claims:
Destruction of any property covered by a claim must conform to the following
Common areas of a community may be attacked if any member of the community is online
Home Claims within a community may NOT be touched unless that player is online
Failure to follow this will fall under Offline Destruction rules
Attracting zombies into a community holds this risk so it is imperative you are careful if using zombies for an attack
All damage must be properly RPed out in detail.
If using zombies, you must stop every so often to describe your directing of the zombies
You must do something that outlines motives either by speech or descriptive emotes
All damage must be done in a realistic time frame, even if that does not conform to Mech time frames.
So if destroying a wall, this is not a 3 second task to destroy a wall into nothing but planks. This can be a time consuming task depending on the type of wall.
Type of item used for destruction
The type of item used should be included in your emotes, at least for the first time for a material to give credibility to time frames
Q - Why must I emote my actions constantly?
A - Destruction causes a lot of noise generally and this would bring it to the attention of anyone around, much like the noise would. So if you are using a sledgehammer to destroy a wall, in game that may not make a lot of noise but in reality, smashing a wall with it would.
Offline Destruction:
Any destruction to claims where a person for that claim, either Community or Home will be dealt with in the same way as offline theft.

Claiming
Admins will protect any location, aside from specific event locations, which are protected by a home claim.
To claim a home, the location must be considered to be "habitable." Please be reasonable. Do not claim empty fields, hallways, or any area which would not reasonably be a living space.
To claim a location, place a notebook or post-it note outside every major entrance (doors, openings, etc.)
The notebook or post-it note must have the names of any characters who reside there. This is considered to be OOC information, which cannot be used to metagame others.
A reasonable border may be walled in around a dwelling that will also be considered protected
Anything inside this area falls under the claim protection from theft
Robbery
If at least one member of the base's claim is online, it can be robbed.
If all members of a base's claim are offline, it must not be robbed.
A player robbing a claimed safehouse, while its owners are online, must emote their robbery actions.
After a robbery, the robber must leave a note describing how the robber entered
Insider theft: IF a person gives access to another character, any areas they have been allowed access to may be stolen without any other characters in that claim being online.
If you have reason to believe your home claim has been robbed while you were offline, open a support ticket.
Improper robbery may result in a punishment, which could possibly include but is not limited to, a strike, a temp ban or a perm ban.

Voiding Claims inside a community
This may only be done by the leader of a community or by an appointed person
An eviction notice must be posted outside the house for 48 hours (real time) in order to give them time to move their stuff out
OR
An eviction must be RPed out IC and in person giving them 48 hours real time to clear out.
Robbery:
If any member of the community is online, the COMMON AREAS ONLY may be robbed and the online characters home claim.
Insider theft: A person who has access to the community may steal from any common area or other areas they have been given access to without anyone else being online.
Improper robbery may result in a punishment, which could possibly include but is not limited to, a strike, a temp ban or a perm ban.

Claim Voiding:
May only be voided by an admin
MAY be voided after 7 days of being inactive
Any player removing a claim notice will be punished severely
Claims may not be voided because a player is suspected dead when it is known OOC they are not
If at any time a player states publicly on the forums that they retire, this immediately voids all of their claims in game
If the player comes back they have no rights to their claims but IC may RP out returning after being away for an extended period of time to find someone has moved into their old abandoned home.

Player-Built Structure Rules:
Must follow basic rules of reality and physics
No floating houses
No giant fortresses popping up over night and built by a single player
the size must be explainable and realistic
No destroying things like staircases while offline to prevent access

Inside another claim (unless given approval by owner)

Claim notices will ONLY be removed by an admin or the owner of a claim. If multiple people own a claim, a person may only remove themselves from a claim and the notice must remain.
If you believe a claim may be old and need to be removed, you may submit a support ticket. The admin may or may not inform you if the claim is valid or not. This is up to the individual admins discretion.
Removing a claim notice personally may result in a punishment, which could possibly include but is not limited to, a strike, a temp ban or a perm ban.
